Gioseffi Helps Take C-PACE Mainstream

Company:

Nuveen Green Capital

Capital markets director has helped scale the firm from $1B to over $6B in assets

Austin Gioseffi has helped Nuveen Green Capital expand institutional access to Commercial Property Assessed Clean Energy financing, combining lending experience with capital raising and investment structures designed to accommodate larger real estate projects.

As director of capital markets, Gioseffi works across fundraising, syndication and financing facilities. His contributions have supported the platform’s growth from $1 billion to more than $6 billion in assets over five years.

He began on Nuveen Green Capital’s originations team, underwriting and originating more than $100 million in C-PACE financings during his first 18 months. That experience provided a foundation for explaining the strategy to investors and helping design vehicles for institutional allocators unfamiliar with the market.

Over the past 12 months, Gioseffi helped raise and deploy more than $700 million in commitments from alternative asset-backed securities investors and secure more than $900 million in short-term funding capacity.

He also worked with colleagues to secure more than $1 billion for the firm’s fourth private fund series and helped syndicate more than $300 million in single-asset, single-borrower C-PACE securitized assets.

Those efforts diversified funding sources while supporting a lending platform handling increasingly large transactions.

One operational challenge involved accommodating individual loans regularly exceeding $50 million while maintaining the diversified pools sought by institutional investors.

Gioseffi spent more than a year coordinating a process to divide large asset exposures into smaller components. He worked with legal, asset management, originations and credit teams to address operational and risk considerations while engaging investors on their requirements.

The resulting framework gave Nuveen Green Capital a repeatable way to finance larger projects and assemble investment pools meeting investor diversification and ratings requirements.

His work also included updating existing financing facilities to accommodate the growing size and complexity of the firm’s originations.

A separate challenge brought tightening short-term funding capacity, delayed permanent financing and the company’s largest projected 60-day pipeline together with personnel changes at a third-party partner.

Over the following three months, Gioseffi led communications with that partner and helped execute amendments expanding short-term funding capacity by more than 30%. He also closed more than $350 million in new asset-backed securities commitments and helped resolve the stakeholder issues.

Nuveen Green Capital recognized his contributions with its 2024 Founders Award, honoring entrepreneurial efforts within the firm.

Beyond capital markets, Gioseffi helped establish a leadership group that organized industry summits for emerging professionals. His volunteer work has included SAT math tutoring at a charter school and service at the Miami Rescue Mission, where he facilitated donations of computer equipment for workforce preparation.

His broader investment outlook centers on infrastructure and the energy transition. He sees C-PACE as a financing tool supporting decarbonization and believes investor education and wealth management distribution can broaden participation in infrastructure-related alternatives.

That perspective connects his daily work with a longer-term objective: building a more diverse capital base while helping investors understand the structures funding real estate and infrastructure projects.

His focus remains on pairing access to capital with operating processes capable of supporting larger transactions and sustained investor relationships.
