
NexPoint Launches $81.6M Hospitality DST Featuring Connecticut, Florida Hotels
NexPoint has launched NexPoint Lodging II DST, an $81.6 million Delaware statutory trust offering featuring two hotel properties in Connecticut and Florida, expanding the firm’s hospitality investment platform for 1031 exchange investors.
The offering marks NexPoint’s second dedicated lodging-focused DST and includes the Homewood Suites Hartford South – Glastonbury, an upscale extended-stay hotel in Connecticut, and the Courtyard by Marriott Bradenton–Sarasota Riverfront, a premium select-service property.
The Homewood Suites recently completed a comprehensive renovation in May 2024, including upgrades to guestrooms, common areas and amenities. NexPoint said the improvements are expected to reduce near-term capital expenditure requirements while supporting long-term operating performance.
At the Courtyard by Marriott Bradenton–Sarasota Riverfront, NexPoint plans additional guestroom and common-area renovations designed to strengthen the property’s competitive position, enhance the guest experience and create new revenue opportunities.
Both hotels are managed by Dreamscape Hospitality, a Dallas-based hotel operator with a portfolio of more than 30 branded properties nationwide.
The new offering builds on NexPoint’s nearly decade-long presence in the Delaware statutory trust market. Over the past 10 years, the firm has sponsored more than $3.2 billion in DST acquisitions across a diversified range of real estate sectors.
In addition to hospitality, NexPoint’s DST platform includes investments in multifamily housing, self-storage, life sciences, small-bay industrial, semiconductor manufacturing and marina properties.
Lodging II DST is NexPoint’s 34th DST offering and follows the recent launches of NexPoint Waterford DST and NexPoint Marina DST in March.
