Vital Capital Partners Completes $9.67M Private Placement for Dallas Pediatric Hospital Asset

Vital Capital Partners has fully subscribed a $9.67 million Delaware statutory trust offering backed by a specialty children’s hospital in Dallas, marking the manager’s third completed medical DST since entering the wealth market in 2024.

The HPA Exchange–Vital Medical Dallas TX DST owns an 86,880-square-foot facility at 9525 Greenville Ave. occupied and operated by Nexus Dallas Children’s Hospital, a subsidiary of Nexus Health Systems. The property underwent an extensive tenant renovation in 2022 to create a purpose-built hospital.

Vital Capital sponsored the offering through a joint venture and distributed it through independent broker-dealers and registered investment advisers. The offering was limited to accredited investors.

“The combination of Dallas submarket location, and tenancy of an experienced children’s inpatient rehabilitation operator with a long-term lease made this property a strong fit for our DST platform,” said Robert Lee, co-founder and co-managing partner of Vital Capital.

The Dallas closing follows Vital Capital’s July subscription of Vital Capital Medical–Temple TX DST, which raised approximately $16 million in equity. That vehicle owns a build-to-suit inpatient rehabilitation hospital in Temple, Texas, operated by LifePoint Health under a long-term lease.
