Town Lane Closes Second RE Fund at $1.9B
Town Lane has closed its second opportunistic real estate fund with $1.9 billion in investor commitments, reaching its hard cap and expanding its capacity to pursue U.S. property investments amid market dislocation.
Town Lane Real Estate Opportunities Fund II is 52% larger than the firm’s $1.25 billion inaugural fund, raised in 2024. The latest vehicle exceeded its $1.5 billion target by approximately 27%.
Investors include university endowments, charitable foundations, family offices and pension funds, with strong support from returning investors, the firm said. Town Lane was founded by former Blackstone Real Estate executive Tyler Henritze and his sister, Parker Morse.
Fund II retains its predecessor’s flexible mandate, investing across U.S. commercial real estate sectors and throughout the capital structure. Its investment themes include senior housing, necessity retail, small-format industrial properties and powered-shell data centers.
“We are fortunate to be playing offense with fresh capital at a time of increasing market dislocation,” Henritze said.
“In today’s dynamic real estate investment environment, the combination of a nimble team, a flexible mandate and ample capital to pursue larger, high conviction opportunities is a real advantage.”
Henritze spent 19 years at Blackstone, where he oversaw $88 billion in equity deployment as head or co-head of Americas acquisitions. Morse previously spent 11 years at Sycamore Partners.
New York-based Town Lane reported approximately $3.5 billion in assets under management as of Oct. 26.
Kirkland & Ellis served as legal counsel for Fund II.
