Texas Teachers Ups Real Estate, Energy Holdings with $680M Commitment

The Teacher Retirement System of Texas (TRS) has advanced its investment strategy, committing over $680 million to new real estate and energy ventures, according to recent investment disclosures.

TRS allocated $475 million across three new real estate funds. The bulk—$350 million—went to GCM Grosvenor’s GCM Real Estate Strategic Platform Investments, an opportunistic fund targeting U.S. real estate. Chicago-based GCM Grosvenor is a familiar name in TRS’s portfolio.

Another $100 million was directed to 1 Seed Partners’ 1SP Seeding and Strategic Capital Fund III. This Chicago-based newcomer to TRS aims to connect investors with promising small and early-stage real estate firms across diverse sectors.

Rounding out the real estate commitments, TRS assigned $25 million to Greystar Asia Pacific Sub-Manager Pte for a co-investment fund with a focus on Asia and global markets.

In energy, TRS committed $100 million each to two Kayne Private Energy Income Manager funds. The first, Kayne Private Energy Income Fund III, targets large-scale, producing oil and gas assets with reliable production and strong development potential, continuing Kayne Anderson’s established approach. The second, Kayne Private Energy’s Karolia PIV, also received $100 million.

Additionally, TRS pledged $6.25 million to Blackstone Whitecap Co-Invest, an Asia-centric infrastructure co-investment fund.
