Stoic Equity Partners Launches 2nd Industrial Flex Properties Fund 

Stoic Equity Partners has launched SEP Industrial Holdings II, LLC, targeting $15 million in equity to acquire value-add industrial flex properties (50,000–150,000 square feet) in the Southeastern U.S.  

The minimum investment is $25,000, with the fund aiming to deliver an 8% annual cumulative, non-compounding preferred return, paid monthly in cash starting after the second fiscal year. The fund targets a 15% internal rate of return over a four- to six-year hold period. Stoic has partnered with Peak Capital Solutions to distribute the fund to financial advisors, broker-dealers, and registered investment advisory firms. 

“We believe we have identified a significant opportunity to invest in value-add industrial flex properties in the Southeast, driven by strong population growth and steady demand for service-based companies,” said Grant Reaves, co-founder and managing director of Stoic Equity Partners. “New developments have been hindered by construction costs, which has caused rental rates to rise and provides opportunities for further increases.” 

Based in Daphne, AL, Stoic Equity Partners was co-founded by Reaves and Jeremy Friedman, who together have over $500 million in commercial real estate transactions and nearly 30 years of experience. Since 2020, the firm has acquired 17 self-storage and industrial properties, totaling over 1.1 million leasable square feet with a combined purchase price of $105 million.  

Its previous fund, SEP Industrial Holdings I, LLC, raised $7.7 million from December 2023 to September 2024.
