
Northampton, Provident Plan 54MW North Dallas Data Center
Northampton Capital Partners and Provident Data Centers have formed a joint venture to develop a 54-megawatt turnkey data center in the North Dallas Corridor, seeking to add capacity to one of the nation’s most supply-constrained data-center markets.
The facility is expected to be delivered in late 2027. The 74-megawatt site will provide 54 megawatts of critical capacity — the power available to customer equipment after allowing for supporting infrastructure — and offer low-latency access to major network interconnections serving the Dallas-Fort Worth market.
The project comes as data-center developers compete for power, land and development capacity to serve cloud providers, enterprise customers and the expanding computing requirements of artificial-intelligence applications. Dallas-Fort Worth has become a major connectivity hub, but low vacancy rates have made newly available, powered data-center space particularly valuable.
Beyond the initial project, Northampton and Dallas-based Provident Data Centers agreed to a framework for developing inference-ready sites in top-tier U.S. markets.
“Provident has demonstrated a track record of sourcing, developing and delivering data center sites, and we look forward to building on this partnership as we pursue inference-ready opportunities to absorb the growing market demand,” Geoffrey Strong, Northampton’s founder and CEO, said.
Provident said the North Dallas facility will use a design intended to consume effectively no water and minimize operating noise. It also is being engineered for the power-density requirements associated with AI workloads.
“Through our partnership with Northampton we are delivering highly networked data center capacity in a near zero-vacancy market,” Roman Pacewicz, managing partner of Provident Data Centers, said.
Provident Data Centers is a division of Dallas-based Provident, a privately held national real estate development and investment firm with approximately $7.5 billion in assets. Northampton manages roughly $1.6 billion in North American infrastructure investments.
The partnership expands Northampton’s Texas data center exposure. In April 2025, the firm invested in Blueprint Data Centers, which is developing two Austin-area facilities with 85 megawatts of gross capacity expected to enter service beginning in 2026.
