NexPoint Fully Subscribes $50M Small Bay Industrial DST

NexPoint, has launched its Small Bay III DST, which includes two small bay industrial properties located in Deerfield Beach, Florida, and Richardson, Texas.

The offering, which is valued at about $50.38 million, adds roughly 510,000 square feet of multi-tenant warehousing and industrial space to NexPoint’s DST portfolio. The offering requires a minimum investment of $100,000, NexPoint said.

NexPoint’s DST portfolio now comprises over 1.3 million square feet of multi-tenant industrial real estate across three DST programs.

The Arapaho Business Park, a 19-building property in Texas, consists of 407,669 rentable square feet. The property sits on over 31 acres in the Dallas-Fort Worth metropolitan area.

The Deerfield Beach, Florida property consists of 102,245 rentable square feet and is located 15 miles from Ft. Lauderdale in the Miami-Fort Lauderdale-West Palm Beach metropolitan area.

“With rising demand for flexible, small-scale industrial properties, we believe this is an ideal time to grow our small bay portfolio and are excited to offer investors access to these unique assets,” Taylor Colbert, director of real estate for NexPoint, said.

NexPoint’s latest launch follows the full subscription of its $38.8 million Small Bay II DST in February. The offering consists of two small bay industrial properties in Orlando.
