
JLL Income Property Trust Fully Subscribes $197M DST
JLL Income Property Trust has fully subscribed a $197 million Delaware statutory trust holding 12 properties across industrial, health care and grocery-anchored retail.
JLLX Diversified 11, DST includes seven industrial properties totaling 646,000 square feet in Chicago’s O’Hare submarket. It also contains four health care buildings totaling 83,000 square feet in Florida, Massachusetts, Kansas and Missouri, and a 49,000-square-foot grocery-anchored shopping center in Las Vegas.
“Industrial, health care and grocery-anchored retail remain three of the most fundamentally sound property sectors in real estate,” Allan Swaringen, president and CEO of JLL Income Property Trust, said in a statement. “JLLX Diversified 11, DST provides investors with durable income streams supported by strong tenant demand, favorable demographic trends and attractive market fundamentals.”
JLL Exchange has attracted more than $2.5 billion across 30 DST offerings since 2019. JLL Income Property Trust has completed 20 full-cycle UPREIT transactions totaling $1.5 billion.
JLL Income Property Trust is an institutionally managed, daily net asset value REIT with $7 billion in real estate equity and debt investments. The latest close follows the July 2025 full subscription of JLLX Diversified 9, a $168 million DST that included two Fort Collins, Colorado, apartment communities and a Phoenix grocery-anchored retail center.
