Island Capital Affiliate C-IV Acquires NAI Global
C-IV Capital Partners has acquired NAI Global from C-III Capital Partners, expanding its commercial real estate services platform across brokerage, leasing, capital markets, property management and advisory services.
C-IV and C-III are controlled affiliates of Island Capital Group, a New York-based commercial real estate investment platform. Financial terms were not disclosed. The transaction closed July 31.
NAI Global operates more than 325 offices and employs approximately 5,800 professionals in 65 countries. The acquisition broadens C-IV’s domestic and international reach while expanding its relationships with investors, property owners, developers and occupiers.
The deal follows C-IV’s previously announced agreement to acquire Greystone’s commercial real estate loan special servicing business. That transaction, announced in March, is expected to include Greystone’s management team, employees, technology, special-servicing contracts and related intellectual property.
The transactions advance Island Capital’s strategy of assembling a diversified commercial real estate platform spanning investment management, brokerage, advisory, financing, capital markets, loan servicing and asset management.
“Island Capital and predecessor companies have successfully owned, managed and/or restructured more than $350 billion of such investments and businesses over the course of their 40-year history,” Andrew Farkas, Island Capital’s chairman and chief executive and C-IV’s executive chairman, said.
Farkas said the opportunity is supported by the doubling of commercial real estate mortgage interest rates since 2017, as well as commercial real estate mortgage default rates that have reached a 14-year high and are expected to rise in coming years.
C-IV is a recently formed Island Capital affiliate focused on building and operating commercial real estate investment and services businesses. Island Capital’s broader platform provides debt, equity and advisory solutions in complex real estate markets.
