
Inland’s Colorado Multifamily Sale Yields 1.6x Equity Multiple
Inland Real Estate Investment Corporation has completed the sale of Solaire Apartments, a 252-unit multifamily community in Brighton, CO, achieving a net equity multiple of 1.6x. The property was originally purchased by Inland Private Capital Corporation (IPC) in November 2016 for Brighton Multifamily DST.
Constructed in 2013, Solaire Apartments is located on approximately 16.38 acres of land. The property comprises 11 three-story residential buildings and a single-story clubhouse. It is distinguished by its integration of one of the largest geothermal energy systems in the U.S. As of the sale date, the community was 96.42% occupied.
“We are pleased with the performance we were able to deliver to our investors,” said Dan Zatloukal, head of asset management for Inland Investments. “After managing stable performance throughout the eight-year hold period, our exit strategy provided a strong backend profit, and positive overall outcome.”
Since its inception, Inland Private Capital Corporation (IPC) has successfully monetized over $5.1 billion through full-cycle transactions for its investors. Currently, IPC oversees a diverse portfolio valued at more than $12.7 billion, encompassing various asset classes across 40 states. As of December 31, 2024, the multifamily assets within IPC’s portfolio are valued at over $4.8 billion.
