Homebuilders Are Optimistic for 2025

The NAHB/Wells Fargo Housing Market Index increased to 47 in December, surpassing the consensus of 46 and rising from 46 in November, as builders exhibited greater optimism regarding economic growth and the regulatory landscape, according to data released by the National Association of Home Builders.

However, homebuilders expressed apprehensions over anticipated tariffs on building materials, escalating expenses, and a growing government deficit that could intensify inflation and mortgage rates.

Builders are continuing to face the challenge of high mortgage rates, which moved above 6.9%, NAHB Chairman Carl Harris said. Also, “land is expensive and financing for private builders remains costly. However, there is hope that policymakers are taking the impact of regulatory hurdles seriously and will make improvements in 2025.”

The HMI survey indicated that 30% of builders reduced home prices in January, maintaining a range of 30% to 33% since last July. According to the NAHB, the utilization of sales incentives was 61% in January, remaining within the 60% to 64% range observed since last June.

The HMI Index measuring current sales conditions grew three points to 51, while the index tracking traffic of potential buyers increased two points to 33. Nonetheless, the component assessing sales estimates for the upcoming six months decreased by six points to 60, partially attributable to the elevated interest rate environment.
