
Forum Investment Group Launches Real Estate Exchange Strategy for 1031 Investors
Forum Investment Group has introduced a new Real Estate Exchange strategy, a private, tax-deferred solution aimed at helping qualified investors reinvest 1031 exchange proceeds by shifting from active property ownership into a passive, professionally managed real estate structure.
The strategy is designed as an alternative for investors selling appreciated real estate who are seeking continued tax deferral without the operational burden of owning and managing individual properties. Through the program, investors can reinvest exchange proceeds into institutional-quality, income-producing commercial real estate, working alongside a Qualified Intermediary and within the strict timelines and requirements of Section 1031.
Forum said the strategy is structured as a continuous offering, allowing investors to access exchange solutions as transaction timing and planning needs arise, rather than being constrained by single-asset availability. The platform is also designed with longer-term planning in mind, including the potential use of 721 exchanges and UPREIT structures, which may allow investors to contribute real property to a REIT on a tax-deferred basis.
