
Dwight Mortgage Trust Closes $383.5M Freddie Mac Multifamily Securitization
Dwight Mortgage Trust (DMT) has completed a $383.5 million floating-rate securitization through Freddie Mac’s Q-Series program, marking its first Q-Deal issuance. The deal represents the largest Q-Series multifamily securitization in two years.
The Q029 transaction consists of nine loans secured by value-add multifamily properties in eight states. Seven of the properties are new, with completion dates ranging from 2022 to 2023, while two have received extensive renovations since 2021.

Sponsors plan additional capital improvements to enhance property values. Dwight Capital will serve as sub-servicer for the loan portfolio.

DMT has funded 284 loans secured by properties in 38 states, with an aggregate principal balance of over $5.2 billion to date.
