
Center Capital Partners Closes $125M Second IOS Fund
Center Capital Partners, a Los Angeles-based platform investor specializing in niche and alternative real estate, has successfully closed its second fund dedicated to the industrial outdoor storage (IOS) sector. Through its Terminal Logistics platform, the firm raised $125 million in combined equity across Terminal Logistics Fund II and a strategic joint venture, providing the capacity to deploy over $350 million in gross acquisitions.
The capital raise underscores Center’s commitment to consolidating the fragmented IOS market, a segment that has gained traction among institutional investors due to its critical role in the supply chain and constrained supply dynamics.

The new capital will be deployed to aggregate a portfolio of IOS assets across key U.S. markets. Center plans to drive value through operational upgrades, targeted infrastructure improvements, and the establishment of a centralized management platform designed to achieve economies of scale and enhance tenant service.
Terminal Logistics represents Center’s second major platform investment. The firm previously established a foothold in specialized aviation infrastructure with a significant position in Sky Harbour Group, acquired in 2021.
