Capital Square Delivers 137% Total Return on Richmond Multifamily DST

Capital Square announced the full-cycle completion of CS1031 2000 West Creek Apartments, DST, following the sale of the underlying property for $115 million, generating a 137% total return to investors over the nearly seven-year holding period. The Regulation D private placement was backed by 2000 West Creek, a 373-unit, Class A multifamily community in Richmond, Virginia, which Capital Square acquired in October 2019 for $103 million.

Over the life of the investment, DST investors received more than $17.5 million in distributions, pairing income with capital appreciation at exit. Since 2018, Capital Square has now completed 47 full-cycle DST programs, producing an average total return of 154.70%, reinforcing its track record in structured 1031 solutions designed for replacement-property buyers and cash-flow-focused investors.

“Instead of acquiring older, value-add multifamily communities, Capital Square focused on the best multifamily communities in the strongest Sunbelt submarkets to generate stable income and appreciation. The business strategy of buying the best has proven to be successful with the recent sale for $115 million,” said Louis Rogers, founder and co–chief executive officer of Capital Square.

Co–CEO and chief investment officer Whitson Huffman added that Richmond “has proven to be a resilient and rewarding market,” noting that the DST went full cycle with stable cash flow and appreciation despite a challenging investment backdrop.

Colliers arranged the sale of 2000 West Creek in one of the largest multifamily transactions in Richmond’s history, with a capital markets team led by Will Mathews, Thomas Leachman and William Dickinson representing the seller.

Since its founding in 2012, Capital Square has acquired more than 175 real estate assets on behalf of over 6,500 investors seeking tax-deferred 1031 replacement properties, stable income and long-term capital growth.
