Broad Creek Capital Announces Initial Close of $150M Value-Add Multifamily Fund 

Broad Creek Capital has held the initial close of its BCC Multifamily Advantage Fund I (BCC MAF I), a dedicated U.S. value-add multifamily vehicle targeting $150 million in commitments. The fund is anchored by a select group of U.S. municipal institutions and family offices across both the U.S. and Europe. A second close is expected in early 2026. 

The strategy centers on essential-housing communities in the Southeast and broader Sun Belt. Employing a private-equity approach to real estate, BCC MAF I will focus on operational excellence, targeted modernization, and disciplined capital structure management to generate attractive, risk-adjusted returns. 

“We see one of the most compelling entry points for multifamily in over a decade, where disciplined capital and hands-on execution can generate durable, long-term returns,” said Matthew Ruesch, Co-Founder and Managing Partner of Broad Creek Capital. 

Alongside the close, the fund completed its first investment: the off-market acquisition of Loft One35, a 298-unit multifamily community in Charlotte, North Carolina, for $94 million. The property aligns with the fund’s strategy of investing in high-growth markets and creating value through operational improvements, targeted renovations, and enhancements to the resident experience. 

Since 2020, Broad Creek Capital has acquired more than 3,800 multifamily units and now manages over $500 million in assets.
