BridgeInvest Reaches $612M Second Close for Flagship CRE Credit Fund

BridgeInvest has raised more than $612 million in limited-partner equity for its fifth commercial real estate credit fund. BridgeInvest Specialty Credit Fund V held its second close in July, about a year after launching. The open-ended fund expects to exceed $1 billion in equity commitments by 2027, according to the Miami-based investment manager.

Fund V originates senior-secured, first-lien loans ranging from $20 million to $150 million. Its mandate spans multifamily, industrial, retail, hotel and office properties, as well as pre-development, construction and cash-flowing business plans.

The fund has completed 21 investments across markets including Miami, New York, San Francisco and San Antonio. BridgeInvest reported $1.4 billion in firmwide assets under management as of June 30.

“The significant volume of commercial real estate debt coming due is creating a substantial financing need across the market,” founder and Managing Partner Alex Horn said.

Approximately $875 billion of commercial and multifamily mortgage debt, representing 17% of the $5 trillion outstanding, is scheduled to mature in 2026, according to the Mortgage Bankers Association. Another $652 billion is expected to mature in 2027.

Fund V follows BridgeInvest Specialty Credit Fund IV, which closed in 2024 with more than $670 million across the fund and parallel vehicles.

BridgeInvest originated $780 million in loans during 2025 and added five employees across investment management and operations. The firm was founded in 2011 and focuses on short-term commercial real estate credit.
