
Bluerock Launches $36.7M Diversified Industrial Portfolio V DST
Bluerock Value Exchange (BVEX), a division of alternative asset manager Bluerock, has launched its 1031 exchange/Delaware Statutory Trust (DST) offering, BR Diversified Industrial Portfolio V, DST (DIP V), targeting a capital raise of about $36.7 million from accredited investors.
The unlevered (all-cash) DST offering consists of a two-property industrial portfolio spanning North and South Carolina, with a combined total of approximately 255,000 square feet. The portfolio includes critical manufacturing, warehouse, outdoor storage, and distribution facilities, fully leased to two credit-rated, publicly traded industrial tenants.
“The industrial sector is poised to deliver best-in-class rent and NOI growth amongst all major commercial real estate sectors due to long-term manufacturing and distribution tailwinds driving demand within the sector,” said Josh Hoffman, president of Bluerock Value Exchange.
DIP V is BVEX’s 41st individual DST program, and fifth sequential industrial-focused DST program. Bluerock has structured 1031 exchanges of more than $2.8 billion in total property value and 14 million square feet of property.
In December, BVEX announced its fully subscribed BR Diversified Industrial Portfolio III, DST (DIP III) program, announced in February, with $41.2 million in equity from third-party investors.
