BEO Investments Announces $100M in Real Estate Investment Funds

BEO Investments LLC, a private equity firm focused on real estate investment strategies, has recently launched three investment funds totaling $100 million across stabilized core multifamily, a multi-asset opportunistic real estate fund, and luxury development. Investments in these funds are being offered under Rule 506(c) of Regulation D.

The $50 million BEO Core Yield Fund focuses on stabilized Class A properties in major cities. Designed with a 5- to 7-year investment horizon, the fund prioritizes steady monthly cash flows at acquisition and seeks an overall internal rate of return (IRR) of 12% to 14%.

The $40 million BEO Value Opportunity Fund pursues “time-sensitive investment opportunities,” according to the firm. The fund aims to purchase properties from distressed sellers or in unique circumstances. It focuses on commercial properties such as multifamily, office, and industrial assets. The fund has a target IRR over 20%.

The $10 million BEO Luxury Home Fund makes short-term investments in residential luxury development in South Florida. With a targeted holding period of 24 to 36 months following deployment, the fund is designed to provide a shorter investment timeline than standard long-term real estate strategies. It focuses on high quality and aims for an IRR of 15% to 20%.

In December 2023, the Miami-based firm announced a $200 million capital allocation for U.S. residential condominium developments. In October of that year, it announced a capital raising effort of more than $1 billion for its next phase of its growth.
