Atrium Launches CRE Platform to Map $10T Debt Market

Atrium has launched a commercial real estate credit-intelligence platform designed to help investors and lenders track loan exposure across property records.

The San Diego-based company combines more than 150 sources, including county records, trustee reports, bank and real estate investment trust filings, broker data and syndicated-loan information. The system links debt to individual properties regardless of the originating lender, allowing users to monitor bank, REIT, agency multifamily and commercial mortgage-backed securities portfolios.

Atrium said four of the 10 largest U.S. hedge funds by assets use the platform, although it did not identify them.

“We began mapping bank and REIT balance sheet exposure and quickly learned that investment analysts lacked rigorous cross-source loan-level data,” CEO and co-founder Ryan Alfred said.

Atrium describes its addressable commercial real estate debt market as $10 trillion, a figure that includes financing beyond property mortgages. The Federal Reserve estimated that outstanding U.S. CRE mortgage debt totaled approximately $6 trillion at the end of 2024, with banks holding about half.

The launch comes as $875 billion, or 17% of the $5 trillion in commercial mortgages tracked by the Mortgage Bankers Association, is scheduled to mature in 2026.

Atrium also released research mapping financing connected to 4,296 data centers, including 3,038 operating facilities and 1,258 projects in other development stages.

The company identified $1.3 trillion of net debt across eight overlapping layers, ranging from property mortgages and asset-backed securities to hyperscaler corporate bonds and utility financing.

Atrium found $128 billion maturing through 2027 at rates generally 200 to 300 basis points below current borrowing costs. It also identified $61 billion of data-center asset-backed securities issued since 2020.

The report said private credit firms and foreign banks are taking larger roles in newer facilities as artificial intelligence demand accelerates capital requirements.
