
Arixa, Oaktree Expand JV to Meet RE Financing Needs
Private real estate lender Arixa Capital and global asset manager Oaktree Capital Management have expanded their joint venture to include senior secured loans backed by residential real estate.
The joint venture launched in August 2023 with an initial $100 million commitment to address growing demand for real estate financing following a market pullback by banks and private lenders. The firms are committing an additional $100 million, with the potential to leverage these funds through a credit facility.

Founded in 2006, Arixa Capital provides senior secured, short-term loans for the acquisition, renovation, and/or construction of investment properties, and has originated over $4 billion in loans since inception. The firm has serviced more than $1.2 billion of loans as of March 31, 2024.
The firm said it is “well-positioned to capitalize on the multi-billion-dollar funding gap in residential real estate financing, exacerbated by ongoing credit market disruptions.”
