J.P. Morgan Closes $1.1B Net-Lease Real Estate Fund

J.P. Morgan Asset Management has completed the final close of the J.P. Morgan Net Lease Real Estate Fund II, securing $1.1 billion in total capital commitments.

The vehicle, which represents the firm’s first net lease fund raised since acquiring Trio Investment Group in 2023, builds on the foundation established by Trio Net Lease Fund I.

The fund significantly exceeded its initial $500 million target, drawing broad interest from global institutional and private wealth investors across the United States, the Asia-Pacific region, and the Middle East. Commitments were anchored by major pension funds, endowments, and insurance companies, with over half of the LP base representing new clients to J.P. Morgan Asset Management Real Estate Americas.

Net Lease Real Estate Fund II focuses on acquiring single-tenant properties under long-term, triple-net leases. It specifically targets supply-chain-critical industrial assets and industrial outdoor storage locations nationwide. The vehicle aims to capitalize on structural shifts, including domestic manufacturing growth, supply chain onshoring, and the expanding corporate need for alternative financing via sale-leaseback transactions.

“Net lease will continue to be a focus for J.P. Morgan Asset Management,” said Chad Tredway, the firm’s global head of real estate. He cited durable income and strong investor demand.

U.S. net-lease investment volume increased 13% from a year earlier to $12.8 billion in the second quarter, according to CBRE. Industrial properties accounted for 63% of the total, with volume rising 28% to $8.1 billion.
