
Emeria Deploys Agentic AI Across European Property Platform
Emeria is deploying agentic artificial intelligence across its European residential real estate services platform, seeking to accelerate customer responses, reduce costs and improve operating efficiency.
The Partners Group-backed company manages three million homes through 700 agencies in seven countries. Its new program will introduce AI agents capable of completing multistep tasks across Emeria’s core operating model, rather than simply generating content or responding to individual prompts.
Potential applications in property management include processing service requests, coordinating maintenance, retrieving property information and routing complex cases to employees. Emeria expects the initial rollout to increase its EBITDA margin by approximately 130 basis points.
The initiative builds on Emeria’s proprietary Millenium enterprise resource planning system, standardized data processes and previous efforts to shift employees into customer-facing positions.
“AI has the potential to fundamentally reshape residential property management,” said Wolf Scheider, Partners Group’s head of private equity.
Partners Group acquired Emeria, then known as Foncia, in 2016 through a consortium that included CDPQ and CIC Capital. The €1.8 billion transaction transferred the business from Bridgepoint and Eurazeo. Partners Group later expanded the company through more than 260 acquisitions, while TA Associates purchased a 25% interest in 2021. Partners Group remained the controlling shareholder.
Revenue grew at an approximately 10% compound annual rate through 2021, while EBITDA increased about 15% annually, according to the firm.
