
CPP Investments’ Assets Surge to C$863.6B as AI Infrastructure Bets Expand
CPP Investments’ net assets climbed to C$863.6 billion, or approximately $622 billion, during its fiscal 2027 first quarter as strong public markets and real-asset investments complemented an active period of private-market deployment.
Assets increased by C$70.3 billion during the quarter ended June 30, including C$60.2 billion of net investment income and C$10.1 billion of Canada Pension Plan contributions. The fund generated a 7.5% quarterly net return, its strongest performance in more than a decade, and a 9.4% annualized return over 10 years.
CPP Investments disclosed approximately $8.9 billion of investments and commitments during the quarter, based on current exchange rates, along with as much as $2.7 billion of additional forward-flow commitments and capacity.
Artificial intelligence infrastructure was a central investment theme. CPP committed $1.75 billion to support EQT’s AI infrastructure strategy, led by data-center operator EdgeConneX.
In India, the pension fund invested 40 billion rupees for an 8.2% stake in CtrlS Datacenters and committed up to 30 billion rupees for a 48% interest in a joint venture developing hyperscale campuses.
The fund also expanded its energy exposure, acquiring 50% of Peru-based power producer Inkia Energy alongside I Squared Capital. The transaction valued Inkia at $3.4 billion. CPP separately participated in a $1.2 billion financing for U.S. natural-gas and liquefied-natural-gas platform Caturus, increasing its ownership to 31%.
Real estate investments included €400 million for a significant minority interest in French last-mile logistics platform Proudreed alongside Blackstone-managed funds. CPP also committed KRW 500 billion to a hospitality venture with BlueCove Investment, retaining a 95% interest.
