Canyon Raises $570M for U.S. Real Estate Opportunity Fund

Canyon Partners Real Estate LLC has held the final close of Canyon US Real Estate Opportunity Fund, raising approximately $570 million across the fund and related accounts, exceeding its $500 million target.

The fund will pursue opportunistic equity investments in commercial and residential real estate across the United States. Its flexible mandate includes asset acquisitions, recapitalizations, stressed and distressed investments, value-add repositionings, nonperforming loans, and construction and mid-construction financing.

“We see compelling opportunities to invest in high-quality real estate as the evolution of the real estate cycle continues to create attractive entry points in today’s market,” Robin Potts, chief investment officer of Canyon Partners Real Estate, said.

The strategy attracted capital from a global investor base, including both existing and new Canyon investment partners. The final close comes as the firm expands its U.S. real estate platform and has completed nearly $3 billion of total project capitalization across real estate debt and equity investments during the past 12 months.

Since 2011, Canyon Partners Real Estate has invested more than $7.9 billion of debt and equity capital across 278 transactions, capitalizing approximately $24.6 billion of real estate assets. The firm focuses on debt, value-add and opportunistic strategies across property types, geographies and stages of the real estate cycle.

The opportunity fund follows Canyon’s $1.2 billion final close for its U.S. real estate debt strategy in late 2024, which also exceeded its fundraising target. That vehicle invests in senior and subordinate real estate debt, credit securities and primary- and secondary-market opportunities.

In June, the firm announced the launch of Canyon ABF Partners (CAP), a new asset-based finance platform backed by Dai-ichi Life and Korea Investment Holdings (KIH), providing more than $5 billion in annual origination capacity as demand for private credit solutions continues to expand.
