NexPoint Fully Subscribes Marina DST After March Launch
NexPoint has fully subscribed its NexPoint Marina DST offering, completing fundraising just months after the Delaware statutory trust launched in March.
The offering is backed by a portfolio of two full-service marina properties acquired for approximately $38.7 million, with total capitalization of about $42.7 million.
The portfolio includes Eufaula Cove Marina on Lake Eufaula in Oklahoma and Grafton Harbor on the Mississippi River in Illinois, providing investors exposure to the recreational marina sector through income-producing waterfront assets.
Eufaula Cove Marina features 459 boat slips and eight jet ski slips, along with multiple ancillary revenue streams, including fuel sales, food and beverage operations, retail services, and a Jellystone-branded RV and cabin resort.
Grafton Harbor offers 252 boat slips and 25 jet ski slips near the confluence of the Mississippi and Illinois rivers. The property includes fuel services, a floating pool and benefits from transient boating traffic generated by travelers navigating the Great American Loop, a popular recreational boating route.
“We see marina real estate as an underfollowed segment of the market where structural constraints and operating complexity create high barriers to entry,” said Taylor Colbert, managing director at NexPoint.
