RCLCO Fund Advisors Forms JV With Pension Fund for BTR Investments

RCLCO Fund Advisors has launched a joint venture with an undisclosed top-50 domestic pension fund to invest in purpose-built single-family rental communities across select U.S. markets. 

The partnership has already completed its first investment through the acquisition of an 82-home single-family detached residential community targeting core-plus returns. Financial terms and the location of the property were not disclosed. 

The venture is targeting opportunities consisting of 50 to 250 homes located within 30 minutes of major employment centers. The strategy is focused primarily on communities offering three-bedroom-or-larger units, with a preference for amenitized developments that include townhomes and single-family detached housing. 

“RFA was an early participant and continues to have high conviction in BTR investments based on observed, and too often unmet, demand for high quality and affordable single-family housing,” said Taylor Mammen, CEO of RCLCO Fund Advisors. 

“Through this JV, we are seeking to build a portfolio aligned with these themes while maintaining a disciplined focus on market selection, operating quality, and long-term risk-adjusted performance,” added Rick Pollack, Managing Director. 

Established in 2011, RCLCO Fund Advisors oversees more than $120 billion in real estate assets under advisement and has remained active across institutional real estate investment strategies, including residential, mixed-use and alternative property sectors.
