VOC Partners Launches Self-Storage Investment Platform Focused on Mid-Atlantic Expansion
VOC Partners, LLC, a real estate investment firm specializing in data-driven self-storage strategies, has launched its new Self-Storage Investment Platform (SIP); an institutional-grade framework designed to acquire, develop, and operate high-performing self-storage assets across the Mid-Atlantic region. The platform aims to pair institutional capital with local market expertise to capture growing demand across a historically resilient asset class.
As part of the launch, VOC Partners introduced its inaugural SIP portfolio, created in partnership with Pennsylvania-based Budget Store & Lock. This initial portfolio represents the first group of assets advancing under the newly established platform.
“Self-storage has demonstrated stability through a wide range of economic conditions,” said Drew R. Lewis, Co-Founder and Managing Partner at VOC Partners. “Our platform is built to deliver performance through proximity, data, and disciplined execution—aligning institutional investors with local experience that truly understands each market.”
The SIP portfolio anchors the strategy with a diversified mix of Value-Add, Core, Core-Plus, and Opportunistic assets located across Lehigh, Dauphin, Lancaster, and Delaware Counties. It includes:
- A newly constructed Class A facility totaling 80,910 NRSF, positioned for rapid lease-up and operational scaling.
- Five stabilized properties totaling 143,000 NRSF, providing steady occupancy and operational efficiency.
- A 99,400 NRSF urban infill development in Delaware County, expanding self-storage accessibility in a dense, underserved market.
