
Artisan Expands into Private RE with Grandview Property Partners Acquisition
Artisan Partners Asset Management has agreed to acquire Grandview Property Partners, a U.S. real estate private equity firm specializing in middle-market industrial, residential, and powered-land investments.
Grandview brings an experienced, long-tenured team to Artisan. The firm’s four founding partners—Raj Menon, Dean Sotter, Eric Freeman, and Jeff Usas—have worked together for an average of 22 years, building a cycle-tested platform since 2002. Over that period, the team has acquired or developed more than $2.8 billion in gross real estate investments and sold more than $3.3 billion in assets.
Today, Grandview oversees $940 million in institutional assets across three closed-end discretionary funds and a co-investment program. Its most recent vehicle, Grandview III, attracted backing from major pension funds, including the Illinois Municipal Retirement Fund ($50 million) and the New York State Common Retirement Fund ($10 million). The firm primarily deploys equity capital using conservative leverage, with targeted exposure to high-conviction sectors and selective credit solutions.

The transaction is expected to close in the first quarter of 2026, pending customary approvals.
