
Continental Properties Launches $200M Fund to Develop Middle-Income Suburban Multifamily Communities
Continental Properties, a national developer, owner, and operator specializing in middle-income suburban rental housing, has launched Real Estate Development Fund IV, L.P., with a target of more than $200 million in equity. The fund will focus on delivering market-rate multifamily communities in U.S. housing markets where supply remains well below demand.
Fund IV will pursue development opportunities in high-growth suburban locations across the Southeast, Midwest and Mountain states, with priority markets including Florida, Georgia, Tennessee, Illinois, Michigan, Minnesota, and Colorado.
“The gap between supply and demand in these markets continues to widen, while new development often overlooks middle-income families, creating significant unmet need,” said Jim Schloemer, CEO of Continental Properties and Chair of the National Multifamily Housing Council. “The housing we develop is purpose-built to serve this demographic’s massive need for new housing.”
Continental Properties currently manages approximately $5 billion in assets and has developed or acquired more than 145 apartment communities totaling roughly 40,000 units across 20 states.
