Forum Real Estate Income Fund Surpasses $300M AUM

Forum Investment Group announced that its flagship interval fund, the Forum Real Estate Income Fund (FREIF), has exceeded $300 million in assets under management, underscoring rising investor interest in real estate debt strategies amid shifting market conditions. 

Launched on October 30, 2019, FREIF offers an alternative to traditional fixed income by investing in a diversified portfolio of both public and private real estate-backed debt instruments. The fund has seen strong traction among registered investment advisors (RIAs), family offices, and high-net-worth individuals. 

“In a time when investors are rethinking portfolio allocations, FREIF presents a viable alternative to traditional fixed income exposure,” said Lee Beck, President at Forum. 

Structured as an interval fund, FREIF allows for quarterly redemptions while offering access to less liquid, high-yielding real estate credit opportunities not typically available through daily-liquid vehicles. 

Performance has been strong across share classes, with the Class F shares delivering a 1-year net return of 10.82%, 3-year annualized return of 10.82%, and cumulative net return of 58.43% since inception. Class I and Class K shares also reported competitive performance, reflecting the fund’s disciplined approach to credit selection and income generation. 

The portfolio prioritizes hard-asset collateral and focuses on senior positions in real estate capital stacks, emphasizing risk mitigation and long-term value creation. FREIF is designed to capitalize on the expanding opportunity set in real estate debt—particularly as traditional lenders pull back and sponsors seek creative financing solutions.
