
BGO Closes $5.1B Asia Value-Add Real Estate Fund
BGO has announced the final close of BentallGreenOak Asia IV (BGO Asia Fund IV), securing $5.1 billion in total capital commitments for its Asia-focused value-add real estate strategy. This marks the largest closed-end fundraise in the firm’s history.
The fund targets value-add investments across office, hospitality, and logistics assets in key markets including Japan, South Korea, Australia, and Singapore. Japan is a central focus, where regulatory reforms and corporate governance changes are expected to drive $3 trillion in non-core asset divestitures, creating significant opportunity.
BGO attracted 45 institutional limited partners globally. Capital commitments came from a diverse base: 44% from the U.S., 24% from Asia, 23% from the Middle East, and the remainder from Canada and Europe. One-third of the capital was committed by first-time investors in a BGO vehicle.

Since launching its Asia strategy in 2010, BGO has invested approximately $10 billion across 150 properties in 20 cities throughout the region.
