AREP Closes $309M Fund for Data Center Development

American Real Estate Partners (AERP) has closed its fourth real estate GP fund, AREP Strategic Opportunity Fund IV, at an oversubscribed $309 million. Fund IV, which focuses on data center developments, is the largest to date for the McLean, VA-based firm.

With 80% of Fund IV allocated to expanding AREP’s data center platform, PowerHouse, the new fund is strategically positioned to capitalize on the growing demand for data infrastructure. This focus on data centers underscores AREP’s ability to scale its operations and invest in next-generation assets that support both economic and technological progress.

Fund IV reflects AREP’s expanding base of institutional investors and high-net-worth individuals, signaling growing confidence in the firm’s strategic focus. While previous funds employed a value-add and opportunistic strategy, they laid the groundwork for AREP’s long-term data center strategy.

A notable milestone in this transition was the 2016 acquisition of Quantum Park, which marked the beginning of AREP’s shift from traditional office buildings to data centers and digital infrastructure.

“From data centers powering the digital landscape to modern, high-demand residential communities, we’ve consistently anticipated where the market is headed,” said co-founder Brian Katz. “We expect Fund IV to build on this momentum, enabling us to pursue even larger, transformational assets for our investors.”

AREP has more than $13 billion in gross assets deployed across key U.S. markets. Specializing in data center, residential, industrial, and office assets, AREP has acquired more than 34 million square feet of Class A real estate and currently manages over 25 million square feet of built space.
