Tioga Clinches $125M for Fourth Real Estate Fund Targeting Sun Belt Targets investments between $5M and $30M Tioga Capital, LLC, an Atlanta-based, multi-strategy real estate investment firm, raised approximately $125 million for its fourth fund, Tioga Partners IV, LP. Fund IV will make opportunistic investments across the real estate capital structure, focusing on the Sun Belt region. It will pursue the same investment strategy as its predecessor, Tioga Partners III, LP, an $80 million fund closed in 2023. Investors in Fund IV include family offices, charitable foundations, fund-of-funds, and registered investment advisors. “We are grateful for the trust and support from our investors who have shown confidence in Tioga, and our team is excited about the opportunities ahead for Fund IV,” Tioga’s managing partner Paxton Griffin said. Fund IV has invested across the capital structure, concentrating on multi-family and single-family development, as well as commercial assets in the metropolitan statistical areas of Atlanta and Savannah, GA; Houston, TX; Wilmington, NC; and Nashville and Chattanooga, TN. Tioga's projected investment size via Fund IV and other co-investment vehicles is between $5 million and $30 million. Tioga currently has more than $260 million in capital commitments between its active funds.

Tioga Capital, LLC, an Atlanta-based, multi-strategy real estate investment firm, raised approximately $125 million for its fourth fund, Tioga Partners IV, LP. 

Fund IV will make opportunistic investments across the real estate capital structure, focusing on the Sun Belt region. It will pursue the same investment strategy as its predecessor, Tioga Partners III, LP, an $80 million fund closed in 2023. Investors in Fund IV include family offices, charitable foundations, fund-of-funds, and registered investment advisors.
