Texas Teachers Poured $692M into Five Real Estate Funds in December

The Teacher Retirement System of Texas allocated nearly $700 million to its $29.8 billion real estate portfolio, divided among five funds, in December. The funds consist of Blue Owl Real Estate ($400 million), AEW Transferred Asset Program ($130 million), Guadalupe Partners Kincora ($44 million), Inceptive Sequoia ($43 million), and Two Sigma Real Estate Opportunity Fund ($75 million).

Blue Owl Real Estate Capital’s fund is an opportunistic offering that is a component of the firm’s ongoing real estate program. As part of its expanding real estate platform, the firm recently acquired IPI, which manages over $11 billion in assets with an emphasis on digital infrastructure.

AEW Capital Management’s fund constitutes a component of Texas Teachers’ core real estate portfolio. The separately managed account consists of domestically transferred assets maintained by a team proficient in workout services and tailored solutions.

Inceptiv Management’s Inceptiv Sequoia fund is an opportunistic focused strategy. Inceptiv has historically focused on providing specialty capital to fund managers and independent sponsors in private equity and real estate.

Affinius Capital’s Guadalupe Partners Kincora fund is also an opportunistic strategy. This investment follows another Affinius allocation to Guadalupe Partners GCDC ($51 million) in 2023.

Two Sigma Real Estate emphasizes technology-driven investment sourcing within their data-driven real estate private equity management expertise. In 2021, Two Sigma ventured into real estate by appointing Rich Gomel, a managing partner at WeWork, who had directed WeWork’s real estate investing platform.
