Town Lane Closes on $1.25B for Maiden RE Fund

Town Lane, an opportunistic real estate investment firm founded by former Blackstone veteran Tyler Henritze has raised $1.25 billon for the final close of its oversubscribed maiden fund, Town Lane Real Estate Opportunities Fund I, exceeding its initial $1 billion target.

The firm was launched by Henritze and his sister and co-founder Parker Morse, who spent over a decade with private equity firm Sycamore Partners. Henritze left Blackstone last year after nearly two decades with the firm, where he became senior managing director and head of its Americas real estate unit.

New York-based Town Lane aims to combine their respective real estate and private equity expertise, with a focus on “thematically oriented opportunities” where real estate operating capabilities within an asset class can augment performance.

The US-focused fund has a flexible mandate across commercial real estate sectors and across the capital stack. Town Lane said it is currently looking to capitalize on the complex and dynamic real estate investment environment catalyzed by higher interest rates.

“Within the backdrop of ongoing distress in commercial real estate, Town Lane was formed to pursue high conviction, thematically oriented opportunities leveraging the team’s 20-plus years of pattern recognition and to do so within a more aligned, relationship-centric model, Henritze said.”
